Freemodel’s scope of work for this project included:

• All house: Replaced the outdated knob-and-tube wiring across the crawl spaces and living areas, patching the drywall to match the original texture. Swapped legacy electrical outlets for new grounded units and code-required GFCI safety receptacles in the kitchen and bathrooms. Completed a post-construction interior dust cleaning and a deep wipe down.
• Exterior & Yards: Fully replaced the structural roofing with materials, incorporating new underlayment and waterproofing layers. Overhauled the yard landscape by removing weeds, placing 10 to 12 flowering plants in the front yard, and installing bamboo perimeter fencing. Handled the hauling of construction and landscape debris.
• Kitchen: Demolished the partition wall between the breakfast nook and laundry area to create an open layout. Constructed a new enclosure wall next to the water heater. Installed 50 square feet of luxury vinyl flooring, a modern tile backsplash, and a brand-new gas range and refrigerator with a water line hookup.
• Living Room: Installed a finishing accent piece around the floor tiling fronting the fireplace and coated the inner firebox with high-heat paint. Swapped out the old wall thermostat for a new system-compatible unit.
• Bedrooms, Garage & Safety: Upgraded the primary bedroom door hardware with a secure, locking handle. Installed a new exterior utility door to the garage structure. Uninstalled the legacy doorbell system to wire a modern Ring video doorbell and added a grounding safety wire to the subpanel.
• Infrastructure Improvements: Replaced the property's sewer lateral line, which involved removing old concrete and trenching to meet city standards. Upgraded the main electrical service panel and subpanels to handle new 220V and 110V circuit distribution. Secured all building permits and provided 60 days of whole-home staging.
