Freemodel’s scope of work for this project included:

• All house: Refinished existing hardwood floors and replaced select baseboards. Patched and painted all interior walls, ceilings, doors, and trim, including vanity and laundry cabinets. Replaced ceiling flush mounts, light bulbs, door knobs, and deadbolts while rewiring rodent-damaged electrical runs, adding GFCIs, and grounding outlets. Deep-cleaned the interior and washed all the windows.
• Exterior & Roofing: Patched, scraped, and painted exterior siding, downspouts, trim, and the garage door. Repaired dry-rotted siding with Hardiboard, replaced damaged stucco, and added spray foam insulation. Sanded and stained the back deck, repaired deck posts, replaced fence panels, power-washed hardscapes, and installed backyard sod, mulch, and irrigation.
• Primary Bath: Installed a frameless curved sliding shower door and a new toilet. Reset the vanity mirror, mounted towel bars and accessories, and installed 25 linear feet of baseboards.
• Secondary Bath: Gutted the original tub, tile surround, vanity, toilet, and flooring. Prepped the subfloor and installed large-format floor and wall tiles with a prefab niche. Installed a new bathtub, shower valve package, toilet, prefab single vanity with sink/faucet, mirror, sconces, and bath hardware.
• Kitchen: Repaired cabinet doors, replaced the dishwasher, and fixed under-sink P-trap plumbing. Removed an exterior door and stairs to reframe an insulated wall section with fresh drywall and siding. Installed new luxury vinyl plank flooring.
• Family & Living Room: Replaced cork flooring with new tile extending into the laundry room. Removed wall paneling to retexture drywall and installed LED strip lighting along a soffit wall. Replaced a dry-rotted exterior deck door, frame, outlet/switch plates, and the doorbell chime.
• HVAC, Plumbing & Garage: Replaced the old furnace and complete ductwork, replacing rodent-damaged ducts in the garage. Installed a 50-gallon gas water heater with a fire-rated garage wall, repaired garage door hinge springs, and replaced the side pedestrian door.
• Windows: Replaced five main home windows (fixed living room, sliding bedroom/bathroom, and laundry) plus the secondary bath tub window.
