This 3 bd, 1 ba home in Richmond provides seamless access to indoor and outdoor living. With a private front yard and sweeping views of Mt Tam and pine trees in the backyard, this property was sure to impress nature-loving homebuyers. Agent Rayne Palmer of Better Homes and Gardens Real Estate teamed up with project director Lara Richmond to breathe some modernization into this home while still paying homage to its mid-century sensibility.

Under Lara’s direction, the team began by patching and painting all of the walls, ceilings, and trims throughout the home. The bedrooms were upgraded with new mounted ceiling lights and the bathrooms benefitted from new sparkling vanity lights and medicine cabinets. The bulk of this project took place on the exterior of the home, with the team emphasizing their focus on highlighting all of the yard's best features. The team got started outside by power washing all surfaces and then patching and painting the stucco. New outdoor lighting was installed around the property and all side fences and gates were replaced. Additionally, the front of the home was modernized with new front door hardware, new address numbers, a new mounted mailbox, and a new doorbell. A majority of the ivy was removed around the property and the trees were trimmed to show more of the beautiful view. The rear deck was washed and reset with new nails, then stained and sealed to finish off the job. Over in the garage, Lara and the team opted to replace all of the ceiling lights and deadbolts, as well as add new light fixtures and a new knob to the garage side door. With a freshly manicured home and surrounding yard, this home was ready to hit the market!

Upon completion of this remodeling project, the home sold for $1,025,000, earning the owners an impressive 569% return on investment!
