Freemodel’s scope of work for this project included:

  • All house: Refinished all existing hardwood flooring and installed new sisal carpeting on the upper floor and stairs. Patched, primed, and painted all interior walls, ceilings, baseboards, doors, windows, and trim, removing a foyer popcorn ceiling. Replaced 40 switches, outlets, and recessed trims, and installed new smoke/CO2 detectors alongside fresh door hardware.
  • Exterior & Roofing: Power-washed, primed, and painted all exterior siding, trim, and doors. Replaced damaged roofing flashing with a self-adhered flintlastic system and new galvanized trim flashing. Overhauled the yards by removing a large front tree, repairing fence boards, painting the back fence, adding bark mulch, and planting new shrubs.
  • Primary Bath: Gutted existing tile, the shower enclosure, vanity, and toilet. Prepped substrates with Hardiebacker, framed a curbed shower with a tile niche, and laid floor and porcelain wall tiles. Installed a frameless glass enclosure, a prefab vanity with a faucet, a toilet, an extraction fan, and vanity lighting.
  • Secondary Bathrooms: Demolished legacy fixtures in Bathroom 1 to install a 24" pedestal sink, vanity light, toilet, and faucet over existing roughs. Refinished the bathtub in Bathroom 2 with a bright white coating.
  • Kitchen: Demolished old appliances, countertops, backsplashes, and the sliding patio door. Installed matching hardwood flooring, painted the cabinets with new pulls, and added quartz countertops with a 4" backsplash. Hooked up an undermount sink, faucet, garbage disposal, and a new GE stainless steel appliance package.
  • Living & Bonus Rooms: Remodeled the fireplace accent wall with new shiplap, a 6" floating shelf, and replacement baseboards. Applied a durable protective epoxy resin finish across the bonus room floor.
  • Garage: Sheetrocked, patched, and painted all interior garage walls. Removed old cabinets and shelving, applied an epoxy floor resin finish, and installed a brand-new mechanical garage door opener.
  • Remediation & Infrastructure: Removed 220 square feet of mold-contaminated sheetrock across the master bedroom and second bedroom walls. Decontaminated the structure using HEPA vacuuming, antifungal treatments, and negative air pressurization. Rebuilt walls with new taped and plastered sheetrock, painted them corner-to-corner, and successfully passed multi-sample mold clearance testing.
