This 5 bedroom, 3 bathroom Victorian duplex in the buzzing North of the Panhandle neighborhood in San Francisco was built in 1892 and exudes incredible charm and detail. Coming in at approximately 2,500 square feet, the upper flat offers 3 bedrooms, 2 bathrooms, while the lower unit has 2 bedrooms and 1 full bathroom. Both units feature hardwood floors, spacious living rooms, cozy fireplaces, and ornate wood cabinets. Agent Eddie O'Sullivan of Side - Elevation Real Estate teamed up with project director Joelle Belmonte to completely upgrade this home and mix modern conveniences with historic character. Once this project was completed, the duplex sold for $2,275,000, earning the sellers a whopping $355,853 profit and a 299% return on their investment!
In her own words, Joelle talks a bit about the project saying:
“The biggest upgrade was the downstairs unit bathroom, which was a complete gut remodel. The rest was mostly cosmetic. We were working within a tight budget so I opted to repaint the cabinets instead of totally replacing, glazed the existing tile countertop, and added new features like the appliances, heaters, lighting, and flooring. Also, due to the smaller budget, I opted to go bold with pops of color to bring the Victorian footprint of the house to life and create depth and eye catching elements. The home already had stunning fireplaces with hand carved marble flowers and 11ft high ceilings, so we focused on fixing the plaster details to make the character shine.”
